The previous deck had been neglected and deemed unsafe.  The association guidelines were such as to limit certain designs.  We worked thru this with discussions and drawings.  Increased vertical strength provided multiple benefits for existing elderly ADA needs.  As a result, a fresh design includes the ability to add wheel ramps if needed.  Note; the two tone sealer/stain treatment.  A combination of

non-toxic treated lumber, reclaimed douglas fir 3x12 beams

with composite surface decking were used.  As always edge boards, top rails and posts received routered profiling.
